Agree Selling Terms

Upon agreeing terms with PropertyLink we will then proceed and market your property.

The process will begin with professional photographs, we will compile a bespoke brochure, list your property on a number of online platforms to include our own website, PropertyPal.com, and Property News.

Marketing Strategy

Before marketing your property, we advise our client to stage their home in a way that highlight's it's best features, preform any necessary minor repairs by fixing noticeable damage or issues, declutter and utilise the best use of space. These are all vital selling points as it will leave a good first impression upon seeing it listed online.

We'll also erect a For Sale Board, contact possible clients who we think may be suitable and advertise on our social media platforms

Getting an Energy Performance Certificate

This is a compulsory document needed by anyone who is selling or renting their property. This legislation is part of the EU laws which were introduced to give consumers the necessary information regarding the energy efficiency of a home. This certificate begins with an assessor visiting your home accessing the heating system, loft insulation, energy efficient light bulbs etc. At Propertylink we can arrange for a qualified assessor to produce the EPC for you.

Presenting your home for Viewing

We the PropertyLink team would advise that your home is looking and smelling its best, this will create the right impression for a potential buyer. Clear away any unnecessary items to maximise your space and have flexibility for daily viewings.

Legal Work

It is necessary for the seller to appoint a solicitor who will conduct the legal work that is required for the sale process.

Negotiating & Accepting an Offer

Once you have received an offer be prepared to negotiate.

Propertylink will ensure that the buyer is in a position to proceed before accepting the offer.

Once an offer has been accepted, we will notify all parties involved of the agreed price and ask for confirmation of the appointed solicitors' details.

Your solicitor will prepare a draft contract along with property searches and forward it to the buyer's solicitor who will in return carry out preliminary enquiries. You will then arrange a date for surveys, exchange of contracts and completion dates.

Exchanging Contracts

At this stage you will become legally committed to the sale. Contracts will be exchanged when all the requirements have been confirmed and agreed. The buyer's solicitor will pay the deposit to your solicitor once the contract has been signed by both parties. A completion date will be confirmed.

Completion Date

A date is agreed between the buyer and seller prior to exchanging contracts.

Completion

Finally the day of completion will arrive, all remaining funds will be transferred to your solicitor. You will be asked to leave all keys in relation to the property with PropertyLink, from here we will wait on confirmation and authorisation to release the keys to the new buyer as all the legal requirements have concluded.
